How do measurement services work?

During a measurement service, Thompson Appraisal & Consulting takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they walk the building, we observe the layout of the rooms and other features, like stairs, patios, and pantries. Once complete, a sketch showing the total area of the house is generated and provided to the client.

When are measurement services necessary?

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A measuring service will ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has.
